The reason for the variances is due to the topography of the land, which consists of a steep hill. Mayor Mahoney spoke of some concerns Zoning Board of Appeals (ZBA) had. Zoning Board of Appeals held a public hearing on April14, 2010. ZBA found no hardship. ZBA denied the front setback variance. Required front setback is 38’. What was requested was 25.5’ which is a 33% variance. The interior side setback (east) variance was also denied. Required is 24.75’, which is 15% of the width of the lot. Requested was 17’ which is a 32% variance. ZBA did however approve the corner side setback (west) variance. Required is 50’ and what was requested was 33.6’, which is a 33% variance. Mr. Christiano was amicable to some possible changes in the house for a better fit on the lot. Tom Bayer stated that if Mr. Christiano changes the design of his house, it may lessen the need for a variance. It should go back to Zoning Board of Appeals for an opinion.
